Gran Canaria Holiday RentalWinter homes, personally handled
How it works

How an AI rents you a home. Step by step, all of it.

Meet Carmen · 2-minute walk-through

Two minutes, no jargon.

Carmen, our AI virtual assistant, walks you through the whole journey in your own language, from your first message to the keys in your hand. If you’d rather read, everything she says is answered below in plain words.

What to budget for

The money, told plainly.

No footnotes, no surprises in April. This is the whole of it.
RESERVE

Two months secures it

One month to the agency as our fee, plus 7% IGIC, receipt provided. One month to the owner. The home leaves the market for you that same day.

ARRIVE

Your reservation becomes your deposit

The owner’s month converts into your deposit, so you never pay it twice. You sign the rental contract at the property, pay your first month, and get the keys the same day.

LIVE

One payment a month

Your rent. On most of our one and two bedroom homes you can add the all-inclusive option: roughly €100–150 a month covers water and electricity. One number, zero bills.

LEAVE

Your deposit comes home

Held by the agency, not by a stranger. Returned within a month of your departure, once the home and the bills are checked. All-inclusive guests have nothing to settle.

A worked example: a €1,200 home.

Every number on one card, the way nobody else will show you. Illustrative figures; your contract carries your exact ones.
At reservation: agency fee + 7% IGIC€1,284
At reservation: to the owner€1,200
On arrival: first month’s rent€1,200
Winter secured, moved in€3,684
Returns to you after departure (the owner’s month, now your deposit)€1,200 back

And we’ll be straight about cancelling.

Take all the time you need to be certain. Ask Carmen anything, twice if you like. Because when you reserve, it is real: the home comes off the market for you, other guests are turned away, and a cancelled February cannot be re-rented in November. We are not a hotel. If you cancel, the reservation is not returned. One honest exception: if we manage to re-rent your exact dates, the owner’s month comes back to you. We will always try.

And if the home ever lets you down through no fault of yours, damage or urgent works, you are protected twice. First you go to the front of our list for an equivalent home, before anyone else. If none of them feels right, every cent is returned in full and immediately, the agency’s part and the owner’s. When you cancel, the reservation is the price of the promise we kept for you. When we cannot keep the promise, you lose nothing.

Your message is read the instant it arrives, at 3pm or at 3am. You get a real, specific answer in seconds, matching homes the same day, and your home can be reserved within days of your first message. The slowest part of the whole process is you deciding which terrace you like best.
Because she refuses to say "available" on her own. Every home on this site is confirmed by its owner before it appears, and when you ask about one, the owner is checked again before you hear yes. That is a rule Carmen cannot break, and it is more than any booking portal can promise you.
Yes, at every moment that matters. Carmen searches, translates, drafts and remembers; a person approves every home, every published word and every final yes. And if you ever write that you would rather talk to a human, one answers. You get the speed of a machine with the judgment of thirty years on this island.
There are two documents, both proper Spanish legal forms, and we will be straight with you about how contracts work here: they are signed in Spanish, because that is what Spanish law expects. You sign the digital reservation contract from home, and beside it you receive a faithful copy in your own language, so you understand every line before you sign anything. We would even encourage you to run it through your own translator. A fair contract has nothing to fear from checking. The rental contract itself is signed in person when you arrive on the island, keys on the table.
You message the same number you have used all along. The system knows your booking, your home and your history the moment you write, with no ticket numbers and no waiting on hold, and it alerts a real person on the island the moment a real person is needed. A broken boiler at 11pm is treated as exactly what it is: an emergency.
The winter season runs October to April. Most of our guests stay three to six months; three months is the usual minimum, because these are real winter homes, not holiday flats. Thinking of staying beyond the season? We arrange long-term rentals too. Just tell Carmen.
Nothing. Asking, searching, matching and checking with owners are all free, with no commitment. You decide only when a confirmed home is in front of you with its real price. Until you say yes, you owe nothing.
Simply, and in your favour: the month you paid the owner at reservation becomes your deposit when you arrive, so you never pay it twice. In most cases the agency holds it rather than the owner, which means there is never an awkward money conversation between you. It is returned within a month of your departure, once the home and the final bills are checked. On all-inclusive homes there are no bills to wait for. Some owners ask for a second month; if so, it is written down before you reserve, never after.
On most of our one and two bedroom apartments and bungalows you can choose the all-inclusive option: roughly €100–150 a month on top of the rent covers water and electricity. One payment, and we never send you a bill all winter. Larger houses are billed on what you use. Whichever applies to your home is stated plainly before you reserve.
A straight answer, in both directions. If you cancel, your reservation payment is not returned. The home was taken off the market for you, and a cancelled winter cannot be re-let at short notice. We are not a hotel, and we say so before you pay a cent. One exception in your favour: if we manage to re-rent your exact dates, the owner's month comes back to you. And if the home becomes unavailable through no fault of yours, you go to the front of our list for an equivalent home, and if none suits you, everything is returned in full and immediately, the agency's part and the owner's.
Because the old way kept office hours, spoke two languages and sometimes forgot to call you back. This never does. It exists so that a Finnish couple asking about a bungalow at midnight gets an answer as good as the one they would get at noon, and so the humans here spend their time on the one thing machines cannot do: standing in the doorway, handing you the keys.

Still wondering something?

Ask Carmen. She answers actual questions, not menu options. And if your question needs a human, a human answers it.
